While Park Models and Tiny Homes may look similar from the outside, there are some key differences — especially when it comes to how they’re built and where they can be placed.
Park Models are a specific type of RV, built to ANSI A119.5 standards. That means they’re considered recreational vehicles, which makes them easier to permit and place in many RV parks or seasonal settings — including Carolina Camp Cedar. Even though they’re classified as RVs, Park Models often feel more like small houses, with thoughtful layouts, quality finishes, and better insulation than many typical campers. They’re designed to stay in one place, but not permanently affixed to a foundation.
Tiny Homes, on the other hand, are usually built to HUD residential building codes (or local residential codes, depending on the builder and location). That gives them more in common with a traditional house — but it also means they’re subject to stricter zoning rules, and it can be trickier to find a place to legally live in one full-time.
